When you rent a room in Japan, you need to find a guarantor. Because guarantors have the same responsibility as a tenant, it is general to ask parents or close friends. However, guarantors often are required to be Japanese and it is difficult for most foreigners to find them.

What's the guarantor system?

Guarantors have the same legal responsibility as a tenant. If a tenant does not pay rent to a landlord, guarantors of the tenant have to pay it on her/his behalf. This legally means that the tenant borrow money from the guarantors, the money must be repaid to the guarantors from the tenant.

Moreover, the fact that guarantors pay rent on behalf of a tenant is recorded by guarantee companies (Global Trust Networks) and real estate companies. This will make the tenant difficult to rent a new room next time. So, PLEASE pay rent by the due date.

About application process

You can apply for TRUST NET 21 at an agent to support in your room search. Filling in the application form, please hand in it with required documents to the agent. The requiered documents are dependent on you visa status. Please refer to "(C) What documents are required?"

About process after you apply

After you finish the application, Global Trust Networks starts an examination. The examination consists of two parts: document and telephone. Please note that if there were any lack or mistake of documents or our call were not picked up, the examination process would take much time.

We notify your examination result to the real estate agent company after finishing the examination. If the result is "Approval", the company will give a guide of the contract process.
